MLS Listing Update Request

Massachusetts FSBOs enjoy unlimited flat fee entry only MLS listing updates when using Entry Only New England to list their property for sale or rent without a Realtor. From a property status change, photo updates, to a price change, your MLS listing update request will be automatically processed by our systems. Please leverage the below form to request an update to your current flat fee MLS listing. Thank you.

    Before Submitting a Price Change Request: Many sellers just like you have obtained tremendous value from our How to Price FSBO Guide (click here) when making a price change to their listing. Within the Guide, you'll get exclusive access to the same data a Realtor would use to establish list price on your home. Take the guesswork and tedious data gathering off your shoulders and hone in on the correct list price with custom data specific to your very own neighborhood.

    Please Note: Sunday open houses should be submitted by the preceding Wednesday by noon EST to allow for maximum syndication to third-party websites and MLS affiliates such as Zillow, Trulia, and Realtor.com.

    Please plan accordingly when scheduling open houses, as we strive to process all listing update requests, including open house requests, directly into the MLS system by the next business day, therefore, open houses scheduled for Saturday or Sunday that are not submitted by the preceding Thursday may not be processed.

  • Please note: By adding a broker tour to the MLS for your home, that does not somehow automatically include your home in an office's tour or similar. It's at the discretion of agents and brokers who have access to the MLS directly whether they will discover that there is a broker tour at your property, and whether they will attend.
  • If your event will be both “Virtual” and “In-Person,” please create two separate events.
  • The “virtual event” information will be available to all data access customers and via searches in the MLS itself as well as third-party sites like Realtor.com (though there is no guarantee that any particular site will display an event link).

  • Based on feedback from other FSBOs, we're considering development of an app that automates and guarantees capture of accurate contact information from every person who attends your open house and doing so in an entirely "contactless" way (i.e. buyers never touch a pen or one of your devices to sign in).   • Please note: Our listing update request form allows you to upload five (5) additional property photos at a time, if you'd like to add more than five (5) additional photos to your listing, feel free to submit multiple requests.

    Important: Please limit photo size to 1 MB each or less. Attempting to upload large pictures may fail and cause you to lose your work. Use a standard photo editing software, or free online photo editing website such as befunky.com, to make necessary updates before uploading your property photos.

    Please note: The Rules & Regulations Sec 1.0 (e) of the MLS state that in a photo no seller, broker, agent or agency may be named or identified, nor may any web, e-mail or voicemail address or other personal form of identification be included. Do not include real estate yard signs in your photos. Further, do not use copyrighted images, or images you do not have permission to use.

      Important, please note: Canceling your MLS listing is a permanent action, and we cannot reactivate your listing after it's canceled.

      Before proceeding to submit a request to cancel your listing, we encourage you to evaluate whether a more appropriate status is Temporarily Withdrawn , which removes your listing from the MLS temporarily and gives you the ability to reactivate it later in the future (within your listing agreement coverage period) should you so choose, all at no additional charge to you.

      By moving this listing to a Contingent status, per the rules and regulations of the MLS, this property is still in an Active status and will continue to accumulate days on market. You are required to still show the property while in a Contingent status. If this property is no longer being shown it must be changed to Under Agreement, Temporarily Withdrawn, or Canceled.

      A listing will remain in a Contingent status for a period of fourteen (14) days after which it will automatically convert to Under Agreement status. Filling out and signing a Contingent Status Request Form remains a requirement for moving a listing into Contingent status.

The Rules & Regulations Sec 1.0 (e) of the MLS state that in a description / remarks field no seller, broker, agent or agency may be named or identified, nor may any web, e-mail or voicemail address or other personal form of identification be included.

      Additionally, the MLS system does not accommodate paragraph breaks in property descriptions, should your Disclosures contain multiple paragraphs or bullet points, content will be merged into a single text block.

    • You're welcome to change the buyer's agent commission offered prior to the acceptance of an Offer to Purchase.
    • This field is optional and can be any URL associated with your property, a website, a YouTube video, a sales landing page, etc.. The MLS system does not publish or syndicate property related URLs, so this URL will be published here alongside your other contact information.

      We recommend using a free URL shortener like Bit.ly if your URL is lengthy.

      Please note, you will have the ability to add or update the URL throughout the duration of your listing.

    • Attach a document to your listing in MLS PIN. Please note, MLS PIN does not regularly syndicate documents to third-party websites yet documents will be accessible in MLS PIN directly by licensed agents and brokers who have access to the MLS system.
